How to Maximize Your Rental Property ROI.

Hands reviewing property plans on a desk

What a rental earns comes down to a few numbers an owner can control: the rent, the days the unit sits empty, how long tenants stay and what repairs cost. These five habits move each of them.

1. Set the rent from local comparisons

Check what similar units nearby rent for before you set the price, and check again at each renewal. Overpricing leaves the unit empty; underpricing gives up rent every month.

2. Spend on what shows in the listing

Landscaping, fresh paint and new fixtures are what a prospective tenant sees first, and they cost far less than a remodel.

From one of our own projects: a slat accent wall, set out against a laser line so the spacing stays true from floor to ceiling. Upgrades like this cost far less than a remodel, photograph well in a listing, and give a unit something the one down the street doesn't have.

3. Screen every applicant the same way

Run a background check, verify income and call previous landlords for every applicant. Using the same criteria for everyone also keeps you within fair housing rules.

4. Shorten the time between tenants

Every vacant day is rent you won't get back. Plan the unit turnover before the tenant moves out, so the work starts the day after and the unit is rent-ready in days.

5. Fix small things before they grow

A slow drip or a worn seal is cheap on day one and expensive after a month. Regular maintenance keeps repair bills down, and tenants who see problems fixed quickly tend to renew.

Frequently asked questions

Which repairs add the most value to a rental?

Repairs tenants notice and repairs that prevent bigger problems. Fresh paint, working fixtures and appliances, clean flooring and tidy curb appeal help a unit rent faster. Fixing leaks, roof issues and worn seals early protects the property itself.

How can I reduce vacancy between tenants?

Plan the turnover before the tenant leaves. Walk the unit early, order parts, book the work and have the unit photographed as soon as it is ready. Our unit turnover checklist covers the steps room by room.

How often should a rental property be inspected?

At move-in, at move-out and at least once or twice a year in between. California generally requires reasonable written notice before entering an occupied unit, usually 24 hours, so schedule inspections ahead with your tenant.
